Upper East Side average rents are usually inflated because of expensive apartments on Madison, Park and 5th Avenues. Best deals on the UES can be found on 1st Ave, 2nd Ave, York Ave and the East End. It is true that there is a far greater supply of one-bedrooms on the UES than the UWS, but the UWS has charming pre-war apartments and the quiet streets that some renters crave. The UES is more appealing to young people, in general.
